Planning and Listed Building Consents Pave Way for Historic Hotel Conversion
AAH Planning Ltd Planning has secured Full Planning and Listed Building Consent for the Conversion of a Grade II Listed Hotel to residential apartments.
The applications, submitted to Trafford Council, in 2021 have finally been granted and now enables the owner to bring forward the scheme which will secure the re-use of the Trafford Park Hotel, which is currently on the “Building at Risk” Register. This is despite the proposed use of the building for residential purposes being contrary to policy, being in an area earmarked for industrial and employment uses.
The building has had a chequered history since its construction in 1902 by Trafford Park Estate owner Ernest Terah-Hooley at a cost of £360,000. The hotel was constructed in the newly built Trafford Park area, a self contained village built for the workers of Trafford Park.
The hotel was sold to Enterprise Inn's in 1980 who closed the hotel element and kept the public house open. The public house closed in 2010. The hotel building remains a historic remnant of this former residential area.
Purchased by a private client in 2020, AAH Planning has worked closely with officers at Trafford Council to agree a form of development which both preserves and enhances the existing building and its setting. Importantly, the proposed development secures the buildings' future and will act as a catalyst for further development in this area of Trafford.
The scheme ultimately approved, without any S106 contribution, enables the conversion of the existing building to accommodate 4.no 1-bed and 11.no 2- bed apartments, with associated car parking and landscaping.
